One of the keys to a successful renovation is plenty of forethought, knowledge and information — especially if you're making structural changes, or working with several professionals and a big budget. Take your time to plan before you begin, so that you are less likely to have regrets when you are finished. "Designing a room or a remodeling project is a journey or a process," says interior designer Karen Soojian, ASID, "and it takes time to develop ideas and do things right. In other words, you need to know your destination and how you plan to get there."

Upgrading to a gourmet kitchen will take you at least into the $30,000 remodel range, with considerable potential to go tens of thousands of dollars higher. A powerful range and oven can cost $14,000 before adding in the $3,500 or more of added ventilation and ductwork it will require. The cost for extra counter space with granite countertops will depend on the square footage of counter you need to cover and how much the granite costs. You may only spend $30 or $40 per square foot, or you may end up closer to $150 per square foot. On average, granite countertops cost between $3,100 and $4,500 for the whole job.
Very disappointed in this episode and the direction the show is headed. If you watch old episodes there is more focus on how things are built or fixed. Also focus on the correct way to do things. This episode skips over all the details of building. It is becoming just another fixerup tv show where you show the before, some shots of work being done, and then the finished project. You need to remember your roots of teaching homeowners the correct way to do things, even if they hire contractors to do the work. Your show has been successful for 40 years because you have always stuck to the same core values. It looks as though you are throwing them away to be just like every other show.
Living room expansions require evaluation of the existing site conditions of the space, particularly the structural elements in the room such as the columns, beams and interior partitions. Be prepared to find other problems as you go like the possibility of termites, mold problems or asbestos. In some cases, there are also load bearing walls that will need additional work for support. Existing outlets, ventilation systems, plumbing and electricity may also need to be moved or relocated.
A good place to start when it comes to redesigning your living room is with the walls. While paint may seem the simplest choice, and easy to change, don’t discredit the design opportunities of wallpaper in living rooms. There are tons of great living room wallpaper ideas, from modern geometric patterns to traditional florals, and loads of ways to use them – you don’t have to cover the whole room or go for the ubiquitous feature wall. You could wallpaper only above the dado rail (if you have one), either side of a chimney breast, or behind a shelving unit to give your displayed items a stylish backdrop.
Adequate lighting is needed for all forms of grooming. Include task-specific and ambient, or general, light. Multiple recessed ceiling fixtures are all but invisible and eliminate the locker-room look of a single ceiling-mounted fixture. Include a light fixture above the tub and/or in the shower. Avoid fluorescent lights, which alter the color of your complexion.

In choosing the best décor for the basement, try to create some sense of continuity with the rest of the house. Start by creating an open stairwell leading from the rest of the house. It makes the basement feel open, lighter and connected to your home. Next, make sure that anyone descending the stairwell isn’t jarred by the contrast in décor with the space above. As much as you need to create defining styles for different sections of the basement, ensure there is a flow from the décor above to the one below. Otherwise, your basement is going to feel like some far off disconnected place and not part of your home.
There is a wide range of flooring options for living rooms which are available in the market. Carpets are ideal for living rooms that are intended to be used as an entertainment space for watching TV, since it provides a soft cushion where you can sit. Carpeting is also considered to be an affordable flooring material for living rooms. Wood flooring is another popular flooring option for living rooms as they are highly durable, can withstand daily wear and tear while adding a dose of natural warmth and coziness to a space. However, wood flooring is harder to maintain and is more expensive. Ceramic and porcelain tiles are also another cost effective option because aside from their broad spectrum of color and patterns, tiles are very durable and ideal for high traffic areas. Tiles are also the best option you can explore if you are planning to extend your living room to the kitchen or keep an open plan.
While most light fixtures can be easily changed, adding new lighting fixtures, outlets and switches are not meant for “do it yourself” projects due to their sensitivity. Making changes to a lighting and electrical layout is only easy if the ceiling frames are exposed as there is no need to remove ceiling boards and cause additional damage to the home. But as mentioned living room renovation projects that involve electrical work may require hiring an electrician.
Wallpapers, on the other hand, involves a more meticulous installation process because it requires prep work such as skim coating to even out the surface, the application of a metylan adhesive and the careful laying of the wallpaper itself. Typically, the installation of wallpaper is done by a professional and may either be charged on per roll or per foot basis.
Situated within a Royal Borough of Kensington and Chelsea conservation area, this unique home was most recently remodelled in the 1990s by the Manser Practice and is comprised of two perpendicular townhouses connected by an L-shaped glazed link. Initially tasked with remodelling the house’s living, dining and kitchen areas, Studio Bua oversaw a seamless extension and refurbishment of the wider property, including rear extensions to both townhouses, as well as a replacement of the glazed link between them. The design, which responds to the client’s request for a soft, modern interior that maximises available space, was led by Studio Bua’s ex-Manser Practice principal Mark Smyth. It combines a series of small-scale interventions, such as a new honed slate fireplace, with more significant structural changes, including the removal of a chimney and threading through of a new steel frame. Studio Bua, who were eager to bring new life to the space while retaining its original spirit, selected natural materials such as oak and marble to bring warmth and texture to the otherwise minimal interior. Also, rather than use a conventional aluminium system for the glazed link, the studio chose to work with specialist craftsmen to create a link in lacquered timber and glass. The scheme also includes the addition of a stylish first-floor terrace, which is linked to the refurbished living area by a large sash window and features a walk-on rooflight that brings natural light to the redesigned master suite below. In the master bedroom, a new limestone-clad bathtub and bespoke vanity unit are screened from the main bedroom by a floor-to-ceiling partition, which doubles as hanging space for an artwork. Studio Bua’s design also responds to the client’s desire to find new opportunities to display their art collection. To create the ideal setting for artist Craig-Martin’s neon pink steel sculpture, the studio transformed the boiler room roof into a raised plinth, replaced the existing rooflight with modern curtain walling and worked closely with the artist to ensure the lighting arrangement perfectly frames the artwork. • Game tables eat up a lot of square footage. For a small pool table (3½ feet by 7 feet), you need a clear space at least 11½ feet wide by 14½ feet long to play comfortably—if you buy the shortest cues, that is. A tournament-size pool table (4½ feet by 9 feet) or a 5-by-9 Ping-Pong table needs even more room. Unless you're positive you'll use it a lot, consider skipping a single-activity table.
The average costs for living room remodels run a minimum of $518 for a 300 to 400 square foot space, while for areas which have an area of 400 to 500 square foot. have an average cost of $782. The prices increase accordingly as the size of the space vary, so naturally larger living rooms that are 500 to 600 square feet in size cost $982, while spaces that have an area of 600 to 800 square foot have average remodeling costs that run anywhere for, $1200 to $2000.
Materials that connect to the location are key to character building. Sisal hints at the marsh grasses in an elegant way and is also durable, easy to clean, and ideal for layering. The alligator skull speaks to the local wildlife, while palms in antique glass and fern-patterned pillows are additional nods to the room's Lowcountry vibe and provide a carefree polish.
Boxy shapes and tin-pan metals make up the theme of this eating area masterpiece. It doubles as a game room and triples as a simple gathering place to plan family events. The repurposed stove vent overhead lighting and canned greenery, with mismatched bench seating and cross back chairs surrounding a long bench table make this country-style room a unique display.
Your first step to designing the space should be to determine what it will be used for. If this is a formal room, your emphasis may be more on style, such as the inclusion of a bay window, skylights, or a fireplace. When designing for function, you may want to include shelving or a desk area. For entertainment, you may add a space for a conversation area and lots of light.
The difference really is, as they say, in the details, whether that's a new lipstick, a touch of truffle oil, or in this case, pillows and paint. This living room already had a lot going for it: a rough-hewn coffee table, a versatile sofa by Cisco Brothers, and a gorgeous ceramic garden stool. But apply one shopping trip's worth of accessories—all under $100—and this just-okay space turns remarkably elegant.
Converting your dining room into a home office or sitting room isn’t just about computer networks and proper electricity. You also want it to aesthetically look like a home office, which means new paint and new lighting. The ambient light fixtures in your dining room, which probably include an overhead light or chandelier and a lamp or two, won’t be bright enough for working and studying. Depending on the type of fixtures you choose, new lighting will cost you within the range of $150 to $990. Finally, give the room a new coat of paint and some new window dressings before moving in your office furniture to give the room a professional feel.
Living Room Size and Layout – The size of a room is one of the key cost factors in determining the total amount of budget that you will be needing for a living room remodel project. The size of the room does not only determine the total area of the space, but it also partially defines the scope of work for the project. This is mainly because most of the aspects of construction are affected by the square footage of the site and oftentimes materials and labor are priced per square foot.
