Clean lines and a sense of openness is always a winning combination for a morning or day room, especially at meal times when the sun is up and shining. With cross back and soft button-tufted parson’s chairs around a butcher-block table with a center rail, this room features a sentimental wall hanging surrounded by an open two-piece L-shaped scroll frame.
During a kitchen remodel, you can also decide whether it makes sense to hide small appliances in cabinets or display them on the countertop. Another storage option is a new pantry, which can help you and your family stay organized. You may also want to consider having a kitchen island, with its own set of storage cabinets or shelves. Islands can also provide additional countertop and seating space.
Plumbing - Check locally for required permits and any zoning law regulations about adding in plumbing, or whenever working with septic and sewer lines. Planning your basement bathroom directly below or close to the pipes of an existing bathroom may help reduce the overall labor and costs. Remember that all drainage lines require a downhill slope to sluice away waste water. If this isn't possible, a sewage injection pump must be installed. An approximate cost of these pumps ranges from $150-$3,000.
Situated within a Royal Borough of Kensington and Chelsea conservation area, this unique home was most recently remodelled in the 1990s by the Manser Practice and is comprised of two perpendicular townhouses connected by an L-shaped glazed link. Initially tasked with remodelling the house’s living, dining and kitchen areas, Studio Bua oversaw a seamless extension and refurbishment of the wider property, including rear extensions to both townhouses, as well as a replacement of the glazed link between them. The design, which responds to the client’s request for a soft, modern interior that maximises available space, was led by Studio Bua’s ex-Manser Practice principal Mark Smyth. It combines a series of small-scale interventions, such as a new honed slate fireplace, with more significant structural changes, including the removal of a chimney and threading through of a new steel frame. Studio Bua, who were eager to bring new life to the space while retaining its original spirit, selected natural materials such as oak and marble to bring warmth and texture to the otherwise minimal interior. Also, rather than use a conventional aluminium system for the glazed link, the studio chose to work with specialist craftsmen to create a link in lacquered timber and glass. The scheme also includes the addition of a stylish first-floor terrace, which is linked to the refurbished living area by a large sash window and features a walk-on rooflight that brings natural light to the redesigned master suite below. In the master bedroom, a new limestone-clad bathtub and bespoke vanity unit are screened from the main bedroom by a floor-to-ceiling partition, which doubles as hanging space for an artwork. Studio Bua’s design also responds to the client’s desire to find new opportunities to display their art collection. To create the ideal setting for artist Craig-Martin’s neon pink steel sculpture, the studio transformed the boiler room roof into a raised plinth, replaced the existing rooflight with modern curtain walling and worked closely with the artist to ensure the lighting arrangement perfectly frames the artwork. Cork is an eco-friendly flooring material that can be installed over an existing floor or concrete. Cork is derived from the bark of the cork tree, meaning trees are not cut down during harvesting. Cork flooring is durable and has good insulating qualities, but if you choose cork flooring for your basement, make sure you choose a type that is recommended for a basement environment as not all cork flooring is appropriate for basements.

With Far Eastern elements and artistic ideas of rustic country designs comes an eclectic and emerging “junkyard” type of dining area. The true charm of this room, besides the hardy butcher-block type dining table, is the onyx pipe-metal lighting overhang, the two-door glass bureau buffet, and the ‘not-exactly-matching’ armless parsons and round back chairs, roughly unfinished but uniquely complete.
For some people, the living room is considered a formal space for entertaining and does not contain electronics or gaming systems. For others, it is the family gathering place and may include entertainment systems. When planning and laying out the room, include ample outlets and jacks for the systems you plan to use, and consider the arrangement of the furniture for their use.
• Moldings and trim – Changing the decorative trims and moldings is one of the most popular ways to upgrade the looks of a living room. A piece of moulding with decorative details can easily transform a drab living room into a more elegant space. Decorative trims range from ceiling cornices, baseboards and window trims. They vary in material, thickness and design, with details ranging from formal to casual. Some decorative trims are also available as stock options and are already sold in painted finishes, providing a more economical substitute to custom made trims. Custom milled trims, on the other hand, are made from high quality wood and are more expensive
The approximate costs and value of a typical Living Room Remodeling project are summarized below. Use higher estimates for larger metropolitan areas and the lower estimates where home prices are below the national average. Adjust costs for substitutions or refinements in the last section. For size differences of up to 25%, scale total costs in direct proportion to the size of your project. Use the adjusted costs as a basis for setting a material budget and for comparing contractor bids (if you choose to have a professional perform the work).
Boxy shapes and tin-pan metals make up the theme of this eating area masterpiece. It doubles as a game room and triples as a simple gathering place to plan family events. The repurposed stove vent overhead lighting and canned greenery, with mismatched bench seating and cross back chairs surrounding a long bench table make this country-style room a unique display.
In choosing the best décor for the basement, try to create some sense of continuity with the rest of the house. Start by creating an open stairwell leading from the rest of the house. It makes the basement feel open, lighter and connected to your home. Next, make sure that anyone descending the stairwell isn’t jarred by the contrast in décor with the space above. As much as you need to create defining styles for different sections of the basement, ensure there is a flow from the décor above to the one below. Otherwise, your basement is going to feel like some far off disconnected place and not part of your home.
